How Much to Offer?
With current listings under $200,000 that are in relatively move-in ready condition are selling in the first 1-2 days on the market. How do you score a good deal in these conditions?
1. Active on-line searching. This will allow you and your Realtor to find homes as soon as they hit the market.
2. Look agressively. Be ready to look at homes when they hit the market. I've looked at homes at 8:30 a.m. on the first day that already have three cards and multiple offers by the end of day 1!
3. Be ready to write. Determine quickly what you want in a home-this could take a few homes passed by which is ok but once you determine what you want, be ready to write your offer right after seeing the home.
4. How Much? Do research with your Realtor to determine a likely value and a predicted sale price. Ensure you factor in any updating or repairs that are needed. This will allow you to outbid your competition but still ensure you don't overpay for the home.
